A Home Inspector’s dream – An impressive, expansive Pretoria home
Our client’s brief was twofold and required the knowledge and thorough services of a certified Home Inspector. One was a structural concern on the south side of the main building and the second was related to water damage.
As registered CPI’s (Certified Property Inspectors) our vast knowledge and training covers structure-related issues, identifying the types and severity of wall cracks and knowledge of building science to guide our comments and recommendations. In this particular case, the lateral wall cracks on the first floor southwest wing were 15mm + with several ceiling cornices showing gaps between the wall and the ceiling. We decided to call in our dear friend and colleague, Stefan, structural engineer and registered Certified Property Inspector. Upon closer examination of the exposed first-floor slab [access via the garage roofing], there was no indication of any movement or structural cracks. As a result, the structural integrity of this area was signed off by him.
The second area of concern presented was the leaking internal downspouts from the partially flat roofing system. Due to the structure of the roofing system – flat roof and medium tile pitched (22 -30 degree pitch), several suggestions were made as to possible remedial action that could be taken:

- Address the parapet walling waterproofing problem and the internal leaks in numerous downspouts through the services of a registered waterproofing specialist/plumbing specialist. This would be on the understanding that the client wanted to retain the internal drainage system which could present their challenges if they had not been professional or correctly installed at the build stage.
The second more costly, yet more effective, remedial action would be to remove the 200-300mm of parapet walling, extend the tiled roof eaves by another 500mm and install external gutters and downspouts to address the water issue.
A key aspect of a registered CPI is to provide, not only the obvious latent or patent defects that a property presents but to provide remedial suggestions to repair or replace a specific building component or system.
This aspect of a far more detailed report armed our client with the necessary information to decide whether to proceed with the property purchase or whether the purchase price could be negotiated to make provision for remediation
As we say to our clients! Pre-purchase inspections are crucial but do not need to be deal breakers. In most cases, solutions are possible. Purchasing a property is a big investment and ‘being forewarned is being forearmed’, as they say.
